What is skin in the game?
For purchase transactions, it means that the
borrower is coming into the transaction with money to
put down. Many phone calls we get are in regards
to borrowers with no money to put down on a home they
want to purchase. This just won't fly and let us explain
to you why it just won't work. Without the
borrower coming in with some cold hard cash, it just
doesn't matter how good of a deal they got on the
purchase price because at any time they can walk with no
financial hurt. There is an old saying that a man
with no commitment will usually cheat. In hard
money it's become our mantra. For us to lend to a
borrower, they have to come in with some money down.
You usually like to see a 35% down deposit, but
depending on how "good of a deal" you may have found we
may be able to go as low as only 10% down. No
matter what though, we want to see you or your partner(s)
somewhat financially tied to the transaction.
